Cork — Munster's coastal capital

Cork is Ireland's second market by hotel room stock — around 5,400 rooms across 96 properties, split unevenly between Cork city on the Lee, the Cork airport corridor south of the city, and the suburban West through Ballincollig and Blarney. Cork behaves differently from Dublin — the mid-week corporate mix is lighter, the leisure weekend mix is heavier, and the demand curve has strong festival spikes rather than the recurring rugby-driven Dublin pattern.

· I ·City centre

Cork city centre from Patrick Street to MacCurtain Street holds boutique four-stars and a few five-star grades. ADR here tracks Dublin 2 minus about 18% on an equivalent grade — a Cork city 4-star is priced in the €150 to €220 range on a normal weekend, spiking to €340 for Cork Jazz Festival on the October bank holiday.

· II ·Airport corridor

The Cork Airport corridor — Kinsale Road roundabout southbound — carries three-star and value four-star inventory. Mid-week corporate mix from the Mahon-based pharma cluster is strong. Weekend leisure is light. The yield module is essential here to shift weekend leisure inventory that would otherwise stagnate.

· III ·Ballincollig and West suburban

· IV ·Demand events tagged in the yield engine

Cork Jazz Festival (October bank holiday) is the single biggest demand event of the year — ADR peaks 2.2x annual baseline. Cork Midsummer Festival (June), Cork Film Festival (November) and the Cork Christmas market (December) all contribute smaller peaks. Munster rugby home fixtures at Thomond Park in Limerick do not affect Cork demand materially — the crowd travels back the same night.
