Killarney — Kerry lakes and ring
Killarney is the most concentrated resort market in Ireland — around 3,600 rooms across 62 properties, all within a 20-kilometre radius of the town square. The compset splits into Killarney town itself, the lakes resorts to the south and east, and the Ring of Kerry scattered inventory that operates on a genuinely seasonal rate calendar.
· I ·Town
Killarney town four-stars along College Street and East Avenue Road serve coach-tour and family leisure. ADR is heavily July-August weighted, with a strong shoulder season Easter and October bank holiday peaks. Fáilte Ireland grading refresh cycles for Killarney town cluster in Q4.
· II ·Lakes
Killarney lakes resorts — the Muckross road, Aghadoe hillside, Lakes of Killarney — are five-star and premium four-star. Mostly leisure inventory. Very high summer ADR (€380 to €520), very low winter ADR (€150 to €210). Yield module essential.
· III ·Ring of Kerry
Ring of Kerry properties from Killorglin through Waterville to Sneem are family-run boutiques and heritage properties operating on golfing and walking-holiday calendars. Very different from town-and-lakes pricing patterns. Regional playbook covers separately.
· IV ·Demand events tagged in the yield engine
Puck Fair at Killorglin (10-12 August) is the single biggest demand event — every property within the Ring fills to capacity. Killarney Christmas in Killarney festival (December), Rally of the Lakes (May), Killarney Beer Festival (October). The Ring of Kerry Cycle Sportif (July) drives one-night demand.
