Limerick is a mid-sized Irish market — around 2,100 rooms across 48 properties — with a distinct three-part demand structure: the Georgian core along O'Connell Street and the Crescent, the University of Limerick and Plassey campus corporate demand, and the Ballybrown edge-of-town four-stars serving Mid-West Ireland business travellers.

The Georgian core holds boutique three-stars and mid-tier four-stars. ADR tracks Cork city minus around 12%. Weekend leisure demand is thin unless a Munster rugby home fixture is scheduled at Thomond Park across the river.

· II ·University corporate

University of Limerick executive education programmes and the Plassey business park drive Sunday-through-Thursday corporate demand. The Limerick four-star ADR is more stable across the year than any other Irish micro-market — occupancy runs 68% year-round.

· III ·Ballybrown and edge-of-town

Ballybrown, Raheen and Corbally hold newer four-star inventory. Regional playbook coverage includes the Mid-West Regional Hospital hospitality demand — a persistent low-key demand pool that most cluster benchmarks ignore.

Munster rugby home fixtures at Thomond Park (August through May), Limerick International Rugby Sevens (May), Riverfest bank holiday weekend (May), Limerick Race Week at Greenmount Park (October).
